
PARK CITY, Utah—National real estate developer Extell Development Co. and Hilton have announced plans for a new ski-in/ski-out Waldorf Astoria resort and branded residences at Deer Valley Resort, with an expected debut in 2028.
Described by the developers as the first major public alpine ski resort development in North America in more than 40 years, the new Waldorf Astoria Deer Valley Resort and Residences will be located in Deer Valley Resort’s expanding East Village. The property will include 132 hotel rooms and 105 one- to six-bedroom branded residences ranging from 1,099 to 5,155 square feet across two towers. Included in those will be 56 hotel residences located above the hotel and 49 private residences housed in a standalone Waldorf Astoria Residences Deer Valley tower.
The site will offer ski-in/ski-out access adjacent to Deer Valley’s Green Monster run and views of Bald Mountain, Hail Peak, and Park Peak. Architectural design is being led by Kohn Pedersen Fox, with interiors by AvroKO. Construction began in May 2025.
Planned amenities will include a 15,000-square-foot spa with treatment rooms, thermal features, and a snow room; fitness centers; ski valet and concierge services; a golf simulator; a children’s room; a residents-only pool deck along the Green Monster run; an indoor lap pool; and an outdoor pool and a hot tub extending over the ski run. The resort is also expected to feature multiple restaurants, bars, and lounges, including Waldorf Astoria’s Peacock Alley.
For meeting planners, the resort will feature 11,300 square feet of meeting and event space, including a 5,200-square-foot ballroom, resident lounges, and a demonstration kitchen.

The Waldorf Astoria project is the second Hilton-branded property announced for Deer Valley East Village. A Canopy by Hilton hotel overlooking the Jordanelle Reservoir, located near the Jordanelle Express Gondola, is expected to open this summer. Both properties will participate in the Hilton Honors loyalty program.
Located approximately 40 minutes from Salt Lake City International Airport (SLC), Deer Valley East Village is planned to include hotels, private residences, up to 250,000 square feet of retail and commercial space, a ski beach, and year-round recreational amenities. Deer Valley recently doubled its skiable terrain, adding 80 new runs and seven lifts this season, following three lifts and 20 runs that opened last season. At full buildout, the resort is expected to encompass more than 5,726 acres of skiable terrain served by 37 chairlifts across 238 runs, placing it among the largest ski resorts in North America.
